These plots have registry is done where unregistered plots are those which are still under development and registry not done Or the authority have sent offer of possession but allottee haven’ done the registry. 

  1. Is finance available on these plots?

Answer : Bank Finance is available only on registered plots only. Banks don’t give loans on unregistered plots as they need pre-registered property to provide loans in resale process.

  1. What is the circle rate in Sector 18 & 20 for these plots?

Answer : The current circle rate (year 2021) is Rs. 17500 per sq meter.

  1. How far is Airport from these plots?

Answer: Airport site is only 10 KMs from these plots.

  1. Which pocket is best pocket in 300 sqm?

Answer: All pockets are strategically located, still pocket 2A, 2C, 3B, 4A, G, F and H are good pockets as these are located nearby 100 meter road. This 100 meter road is going to be prime road of YEIDA City. The pockets nearby Gol Chakkar surrounded by 3C, 5C, 6D and 4A pockets are also considered to be a good location as there is no village nearby and this area may be posh area in future.  Similarly the pocket 7A, I, J, 5A and 5D are also considered to be good location on 24 m road connecting 130 meter Ring Road. Few pockets in Sector 20 like O, M and K are good pockets as these are located near 45 meter canal road, this road is connecting directly to Yamuna Expressway and Sector 21 Film City. Pocket L and N are best from future point of view as these two pockets are nearby commercials and open to all Industrial Land, the 60 meter road is going to Airport. 

  1. What is transfer process in unregistered plots?

Answer: Transfer process in residential plots is very simple and it is just of 2 hours process.

There are original documents required from seller 1. Allotment Letter 2. All Payment Challans along with copy of PAN Card and Aadhar Card.

There are only PAN Card and Aadhar card required from buyer. Both Buyer and Seller are required to carry their original PAN and Aadhar Card during the time of verification in Authority. A registered Agreement to sale is required on 2.5% stamp charges. A duly filled transferred kit with few affidavits as prescribed by YEIDA is also signed by Buyer & Seller. All these are prepared by lawyer and both buyer and seller are suppose to present in front YEIDA Officers for transfer.
